AS Services were commissioned to install a complete facade access system for the construction of the new Sunshine Coast hospital in July 2017


AS Services were responsible for the following components of the building maintenance system:

  • Supply and installation of the Structural steel track sections and support structure using our in-house fabrication capability
  • Manntech Building Maintenance Unit installation
  • Heavy duty davit arms
  • Aluminium monorails for rope access
  • Internal atrium access system including power climber winches
  • Final testing, commissioning and handover and commissioning

Outcome & Value

With over 1.2 kilometres of twin track laid for the project, AS Services had to develop an efficient storage, staging and handling system on site to minimise the amount of lay down area required on the roof area during BMU installation.

AS Services also advocated the use of a free-laid track system, which improved installation accuracy and decreased time on site. The benefits of the free-laid track system include:

  • No interference with the waterproofing membrane decreases the risk of construction defects
  • No movement of hold-down bolts during formwork and concreting activities means track support components can be manufactured prior to roof construction without risk of them not fitting come installation
  • Adjustable support frames can take into account fall on the roof surfaces, allowing standardised components to be manufactured in bulk

The track system also included a lightweight points design to allow the BMU’s to transition between tracks and into storage bays. The lever actuated points are easily moved by the BMU operator and are designed to minimising seizing of the mechanism
